When We Inspect Your Roof
On any building, we are looking at the age of the roof, the type of
roof, general wear from weather, and quality of installation. As each
type of roof has specific characteristics that must be examined, we
will look at each of the major roof types independently.
Pitch and Gravel
• Exposed
felt at parapets damaged by UV rays.
• Improperly installed
flashing at walls, chimneys and roof intrusions.
• Bald spots.
• Degraded roofing
material at perimeter flashing laps.
Tile
• Cracked
tiles.
• Improperly installed
flashing at walls, chimneys and roof intrusions.
• Hip and ridge
mortaring.
• Gaps in walls
above roof line.
Composition shingles
• Condition
of shingles (flexibility & granule cover).
• Improperly installed
flashing at walls, chimneys and roof intrusions.
• Gaps at gable
overhang.
• Gaps in walls
above roof line.
Wood shingles
• Condition
of shingles (percentage of wear).
• Improperly installed
flashing at walls, chimneys and roof intrusions.
• Gaps at gable
overhang.
• Gaps in walls
above roof line.
BUR (built up roof)
• Exposed
felt at parapets damaged by UV rays.
• Improperly installed
flashing at walls, chimneys and roof intrusions.
• Condition of
protective coating.
• Degraded roofing
material at perimeter flashing laps.
EPDM (single ply system)
• Exposed membrane
